General Terms and Conditions
These terms and conditions govern the services provided by Aspire Property Management concerning property transactions, including sales, management, and verification processes. By engaging with our services, you agree to comply with the following terms:
1. Property Documentation and Verification
1.1. All property documents must undergo mandatory vetting and verification before any sales process commences.
1.2. A non-refundable fee of 0.5% of the property value will be charged for the vetting and verification process. This payment must be made before proceeding with any engagement.
2. Sales and Service Charges
2.1. Upon successful property sale, the following charges will apply and must be settled immediately after the sale:
– Sales Management Fee: 1% of the final property value.
– Service Charge: 2% of the final property value.
– Property Assessment Fee: 0.5% of the final property value.
– Legal Charges: 1% of the final property value.
2.2. If the property value exceeds ₦1,000,000, additional charges may be subject to further negotiations as agreed between the parties involved.
3. Payment Terms
3.1. All payments are to be made in Nigerian Naira (₦) to the designated bank account provided by Aspire Property Management.
3.2. Receipts will be issued upon confirmation of payments.
4. Legal Agreements and Compliance
4.1. All property transactions must meet legal and regulatory requirements under Nigerian law before proceeding.
4.2.Aspire Property Management reserves the right to halt the process if:
– Documentation is incomplete, invalid, or unverified.
– Legal agreements and compliance standards are not fully met.
4.3. Parties involved are required to cooperate fully during the verification and legal compliance process.
5. Refund Policy
5.1. The Property Documentation and Verification Fee (0.5%) is non-refundable under any circumstances.
5.2. Service fees and other charges are non-refundable once the sales process has been successfully completed.
6. Limitation of Liability
6.1. Aspire Property Management acts as a facilitator in property transactions and does not guarantee buyer or seller commitments beyond agreed legal terms.
6.2. Aspire Property Management shall not be held liable for disputes arising from buyer-seller agreements beyond the scope of our provided services.
7. Dispute Resolution
7.1. Any disputes arising from these terms will be resolved amicably or through mediation/arbitration as per Nigerian law.
8. Changes to Terms
8.1.Aspire property Management reserves the right to update these terms and conditions at any time. Updates will be communicated via our official website or other communication channels.
